Finca Expert SL is a company registered in Spain under company number B53566238.

Finca Expert SL was incorporated on 30 May 2001.

Some Administrators/Directors of Cleyton GES SL also held similar positions
in Finca Expert SL.

Finca Expert SL was at one time marketing the Las Higuericas Finca Parcs project.

Finca Expert SL was the developer/promotor of Finca Los Mazones in Rafal, Costa Blanca.

The residents of Finca Los Mazones are trying to legalise their homes.

They have formed an Association - Mudamiento Asociacion Urbanistica.

The Association aims to legalise the homes, mitigate further costs to the residents for infrastructure works
which should have been paid for by the developer and to contract the approved services of water
and electricity as a basic human right.

Together with their legal team the residents of Finca Los Mazones have identified 17 irregularities with
their urbanisation which was constructed and marketed by Finca Expert SL.

Here is their list:

1. Built without planning permission

2. No building licences (Licencia de Obra)

3. Built on citrus irrigation rustic land

4. Not on the town plan PGOU - next PGOU in 4/5 years time

5. The developer never re-registered the land from the previous land owner,
proof he never intended to legitimise the estate

6. Land not sub-divided into individual plots (horizontal division),
we own a part of the general site as a percentage

7. Inaccurate title deeds/escrituras - another 1,500€ to legalise the document

8. Houses currently not on the Catastral register (Land registry) -
payments required to register for land SUMA only

9. Electric supply 'irregular' - 1 main Iberdrola meter shared between 20 homes

10. Outstanding €40k debt owed to electric contractor from developer.
Electrician wants us to pay the developer's bills

11. No mains water - on deposit tanks reliant on the 'irregular' electric supply to pump

12. Cesspit's were in place instead of septic tanks, €4-5k cost's to renew in accordance with EU regulations

13. Road unfinished, no tarmac, paths, street lighting etc

14. Site has only single lane access, not the legal minimum road width

15. Unfinished communal 'green' areas

16. No previous architects plans available for the site - 500€ per house to draw up plot plans

17. No habitation certificates
